Luxe@1539 Luxury Apartments in Santa Monica is Now Leasing

Luxe@1539 Luxury Santa Monica Apartments is a modern luxury apartment building in Santa Monica that is designed for a range of individual tastes.

Aug 26, 2009 – The six-story rental property on Colorado Avenue and Fourth Street, features 62 units in 30 floor plans including penthouses, two-story lofts and single-story and studio units. The building has contrasting facades, with views and interior light created by innovative design. On the north, Killefer Flammang Architects have tried to create drama by a sleek translucent glass volume accented by horizontal metal bandings, spacious balconies and a bris soleil at the top level to provide protection from the sun. On the south is an opaque solid mass with deep-set irregular openings, which enable large terraces and balconies. A palette of warm green complemented by Ochre colored metal panels on balconies, adds to the distinction the designer has tried to achieve.

“This is definitely not a cookie-cutter building where everyone’s apartment looks like its neighbor’s,” says developer Jim Andersen, Chief Operating Officer of NMS Properties. “A major effort has been extended to attract tenants who place a premium on individuality, which explains the numerous floor plans,” adds Andersen. Across from Santa Monica Place, the building site is at the intersection of the city civic core and the commercial downtown center, which includes the Third Street Promenade and the forthcoming Expo line that will terminate at Fourth Street and Colorado Avenue, about 40 feet from the project.The civic core is part of a huge masterplan being implemented by the City. “Design features echo the urban environment,” says Lise Bornstein, a KFA associate. The two-story penthouse units, with floor-to-ceiling window-walls, provide a glamorous high-rise impression. Many of the other floor plans, ranging from 435 -1025 square feet, accommodate various configurations and also include floor-to-ceiling glazing. The building also has several green design features:

-Maximum solar benefits accrued from the building site, whose design addresses the sun’s location via placement of deeply recessed protected openings on the building’s south side where shade is needed, and enables unobstructed floor to ceiling glass on the north façade, where there is little direct sunlight.

-Reduction of automobile uses by virtue of the building’s proximity to existing and future mass transit and major retail and employment centers.

 

-Site storm water runoff, which is collected and infiltrated on-site.
-Large operable windows for enhanced ventilation, air quality and natural light.
-Drought tolerant/native planting throughout the project conserves water.

All of the units, which are wired for the internet and cable TV, include designer cabinetry, granite countertops, refrigerator, five-burner gas stove, built-in microwave and dishwasher, washer/dryer and garbage disposal. In addition, there are two levels of underground parking and retail convenience facilities are planned for the street-level, the architect says.
