Before You Start Your Apartment Search

  • Before you sift through the various apartment websites and drive along different neighborhoods searching for open house signs, you should begin by comprising a list of ALL features and amenities you want in your next Los Angeles apartment

o  Rank these features by what is most important to your enjoyment and comfort at your new residence

o  Apartment priorities you should consider include: Washer/Dryer in unit, flooring, higher floors, loft styles, square footage, ceiling height, brightness, closet size, kitchen appliances, split master bedrooms, etc.

Find Your New Los Angeles Apartment

  • Begin your apartment quest by looking at various apartment websites such as,,, or

o  In these apartment search engines and listings sites you can select how many rooms you desire, price range, location, amenities, and features- on the NMS website you can view slideshows of units, and for some buildings individual floor plans

o  On each of these various websites you will find a contact number. You should call the office directly for availability information, as the “available” apartments listed on the websites may have been rented. The office will have the most up to date leasing information

o  Schedule appointments with the apartment buildings that best meet your apartment search criteria

Apartment Tours and Open Houses

  • Please be sure to arrive at appointments on time, if you are running late, contact the leasing office and make them aware of this, as often times you may be entering an occupied unit and the residents are made aware of an upcoming tour
  • Take note the pricing, specials, and cross-reference your list of desired features and amenities to what each building provides

o  The longer lease term you sign, the greater the concession and lower the price per month

o  Units on lower floors tend to be lower priced as well, the higher you go in a building the higher the rent

o  Sometimes rent can be negotiated and is worth asking (say for a quick move in and longer lease term), but often times the specials are already built into pricing

o  Bring with you copies of bank statements, tax returns, pay stubs, and things of that nature to expedite the rental processes

Renting Your New Los Angeles Apartment

  • Once you have decided on a place to rent, simply fill out the application and pay the credit processing fee
  • This is where having financials handy comes into play. Along with the application, property managers will need proof of income to compare to the rent rate. A future tenant will typically need to make 2.5-3x the rent amount for the credit system to approve them

o  If you know you have credit issues or do not meet the monetary standards have a cosigner available, be prepared to pay an increased security deposit

  • At the time of rental you must be prepared with first month’s rent, a security deposit and a projected move in date
  • Once approved, you must come back within 5 days to sign the lease and you are officially a renter in a Los Angeles apartment.
